For Sale: Childhood home of film director Roland Emmerich

Engel & Völkers is currently listing a genuinely rare property with a distinctly retro style: The childhood home of Hollywood director Roland Emmerich is now up for sale for 3.49 million euros. The bungalow-style duplex home with a flat roof was designed by the renowned German architect Gebhard Müller in the early 1960s. It is located in the town of Sindelfingen, in the district of Böblingen in the southern German state of Baden-Württemberg.

Classic Sixties design offering various development options

Set on a 2,190-square-metre plot in a prime hillside position in the exclusive “Wengert / Sonnenberg” neighbourhood of Sindelfingen, this architect-designed property is built in a cubist Bauhaus style typical of the 1960s. In the countryside and yet still close to the city, Sindelfingen, with a population of just under 65,000, is one of the most sought-after and economically strongest towns in the Stuttgart Metropolitan Region. The house spans some 521 square metres in total, with five bedrooms, three bathrooms, a large kitchen, and an open plan living and dining area with three-metre ceilings. The floor-to-ceiling windows let in maximum sunlight, creating a bright and airy atmosphere throughout. The living space leads on to the private home spa, complete with a swimming pool, sauna and sun terrace. Other noteworthy features include a separate self-contained apartment, a wine cellar and a carefully landscaped garden with a large terrace. The property also boasts its own water spring, which feeds the natural pond with ornamental fish, as well as the swimming pool, which is heated by a solar thermal system. A large garage with three parking spaces rounds off this listing. Thanks to its hillside position and south/southwest orientation, the property also enjoys magnificent views over the town stretching as far as the Heckengäu region and the Black Forest. Renovation work is required to bring the property up in line with the latest technological and energy-efficient standards. Alternatively, a completely new development is also a possible option.
